Manhattan asking rents look intimidating on paper, but the number you sign is rarely the number in the headline. Here is how New York office pricing actually works in 2026 — and where the money really goes.
Read the price per square foot per year
New York quotes rent as dollars per square foot per year. A 2,000 ft² suite at $75/ft²/year costs $150,000 a year, or $12,500 a month. Trophy towers in the East Midtown and Plaza District ask $90–120, solid Class A around Times Square runs $65–80, and the Financial District or outer-borough space starts near $45–55.
Full-service, modified gross or triple-net
Full-service rent bundles taxes, insurance, cleaning and base utilities. Modified gross — the New York standard — bundles them for a base year and passes on later increases. Triple-net looks cheapest and then adds $15–25/ft² of operating costs on top. Always ask which structure the number belongs to before comparing two buildings.
What else lands on the invoice
- Escalations — 2.5–3% a year, or your share of tax and operating increases over the base year.
- Electricity — often metered separately, $2.50–4/ft²/year.
- Security deposit — three to twelve months, larger for young companies and foreign entities.
- Build-out — landlords contribute a tenant improvement allowance; anything above it is yours.
