Why open plan alone stopped working
When half the meeting is on screen, an open floor turns into a room full of people talking over each other. Teams now ask for a mix: focus desks, small enclosed booths for calls, and one or two proper meeting rooms with good acoustics and a screen.
How many rooms you actually need
- one phone booth per 8–10 people;
- one four-person meeting room per 15–20 people;
- one larger room (8–12 seats) for the whole team and client meetings;
- on peak days plan 60–70% desk occupancy — nobody needs a permanent desk if they are in twice a week.
What to check on the tour
Sound insulation between rooms, whether the ceiling is exposed (great acoustics rarely), power and data in the meeting rooms, air conditioning schedule after 6pm, and internet: ask for the actual provider and speed, not the marketing figure. In serviced offices, ask how many meeting-room hours are included and what an extra hour costs.
