An unmatched talent pool, drawn from across the region and the world, and the prestige of a New York address make the city a natural headquarters for companies of every size.
Connectivity is a further draw. Three major airports, the largest subway system in the country, Grand Central and Penn Station commuter hubs, and extensive rail links place the city at the center of the Northeast. The leasing market itself has turned a corner. Manhattan recorded its strongest leasing since 2002, and overall vacancy has fallen to around 22% — still elevated, but dropping fast as a flight to quality concentrates demand in the best buildings. The market is sharply bifurcated: new construction and trophy towers see availability under 7–12%, while older Class B and C stock remains above 20%, feeding a growing wave of office-to-residential conversions Downtown.
