Class A, B and C Office Buildings in NYC: What the Letters Mean

Class A, B and C Office Buildings in NYC: What the Letters Mean

Every New York listing mentions a building class, and it drives price more than almost any other factor. Here is what each letter actually buys you.

Class A

The best buildings in a submarket: modern systems, attended lobby, high-speed elevators, professional management, often LEED-certified. Asking rents typically run $48–150 per square foot per year in Manhattan. Think of the towers around Park Avenue and Hudson Yards.

Class B

Solid, well-maintained buildings — sometimes pre-war, sometimes a Class A tower that has aged. Systems work, finishes are simpler, service is lighter. Rents of roughly $33–80 per square foot per year. This is where most small and mid-size companies land, especially in Midtown South and Murray Hill.

Class C

Older buildings with dated systems and few amenities, usually in secondary locations. Cheapest per square foot, but budget for your own build-out and expect fewer services. Fine for storage-heavy, back-office or workshop uses.

How to use the classification

Class is relative to the submarket: a Class A building in Queens is priced below a Class B tower in the Plaza District. Rather than chasing a letter, compare buildings on what your team notices daily — elevator wait, air conditioning after hours, bathroom condition, lobby security and how quickly the management answers.

Every building page in our New York listings shows photos, floors and monthly prices, so you can judge quality yourself before booking a tour.
